the home:
The space is flexible and can shift to meet your changing needs. You can have an office, dining area and den in nearly any area of the house and move things around as you wish.
Seeing the stunning sunsets over the trees from the bedroom window. There is beautiful light in the house year-round.
The walk-in shower- with so much space, incredible water pressure and a deluxe shower head is truly luxurious. Serving spa/hotel vibes!
The kitchen is wonderful to cook in. It is functional and spacious with room for two people to cook together.
The basement stays nice and cool on hot summer days.
There is a wonderful private outdoor space on the east side of the house.
The yard! You can enjoy views of the trees when sitting on the porch or looking out of the windows. The jasmine on the west fence sends its incredible smell into the house, the cherry tree to the south is spectacular each spring, as is the huge dogwood across the street to the north. The garden is visited by hummingbirds and butterflies, and the outdoor space is great for entertaining three seasons a year (four with a fire pit!).
The house’s position on the lot in relation to the neighbors’ houses and the very private street. It feels like a little sanctuary. And we have great neighbors- very friendly and connected to the community.

So many great places to be outside. The proximity to Woodland Park Zoo, Golden Gardens, Green Lake, the Hiram Chittenden Garden/Ballard Locks and Carkeek Park and trail system.
Walkable to Ballard and Phinney which are both lively neighborhoods with different characters and a 10 minute walk away. Amazing shops and restaurants and plenty of people watching. The year-round Ballard Farmers Market is close and the very special Phinney Farmers Market is open every Friday June-September — a favorite summer treat for the whole neighborhood!
The few blocks surrounding the house are established residential homes and developments nearby are bringing density and complexity, including more walkable places right around the corner. It’s a 3-5 min walk to Take 5 Urban Market (excellent sandwiches), Barking Dog Alehouse (great food and big outdoor seaRng area- dog friendly!), and Mainstay Provisions (and all-day café that you can really hang out in).
Neighborliness is wonderful, people are friendly, aware and thoughtful without being intrusive. The neighborhood walks are incredibly beautiful all year round, with amazing gardens everywhere, plenty of people on the street walking dogs and children. A healthy street (closed to cars) is five blocks away and goes from 73rd all the way to 100th Street.

Phinney Ridge
Phinney Ridge runs across the hilltop separating Ballard and Green Lake and is a tight-knit north end neighborhood. With hillside views of both the Olympic and Cascade mountains, the area became a prime place to build solid craftsman homes at the turn of the last century. In modern times, it has enjoyed a surge of excellent restaurants and local boutiques along the bustling Phinney / Greenwood Avenues. It is also home to popular parks, an historic community center and the Woodland Park Zoo. With quick access to the center of the city and other popular north end neighborhoods, Phinney Ridge is a perennial favorite.
